Property Manager
Responsibilities:
Reporting to the Property Director, you will have to:
- Take responsibility for all property-related matters including planning, establishing and maintaining good landlord-tenant relationships;
- Handle property tax matters and liaise with government agencies;
- Handle day to day maintenance operations on existing properties and attend to maintenance/defects issues arising from handover of completed properties to new purchasers;
- Handle leasing matters, negotiate leases and attend to tenancy-related matters;
- Formulate, develop and implement marketing strategies for properties held under investment and development;
- Assist in the acquisition and feasibility studies on the property development projects;
- Attend to other ad-hoc duties, as and when directed by Management.
Requirements:
- Degree or Diploma in Real Estate or Management with 3 years of relevant experience;
- Must be well versed in status such as BMSMA, independent with integrity, innovative, proactive and resourceful;
- Must have good organization, problem solving and communication (verbal and written) skills;
- Supervisory experience is essential and must be able to lead a team;
- Must have the ability to work under pressure and must be able to meet deadlines;
- Candidate with FSM certificate or Appraisal Licence will have an added advantage,
- Able to start work within short notice.

Quantity Surveyor
Responsibilities:
- Do cost planning and budget estimates
- Prepare BQ and tender documents, highlight discrepancies in tender documents and clarify with consultants
- Prepare variation orders, progress payments & claims, and finalisation of accounts
- Source for quotations from specialists, sub-contractors and suppliers
- Take charge of procurement, including compiling of quotations and negotiation with contractors
- Perform cost control to ensure spending is within the budget
- Review and advise Project Manager on the cost impact for variation of project specifications
- Monitor project delivery to ensure materials are in accordance to contractual terms and conditions
- Attend to site visits and clarification meetings
- Handle other duties as required
Requirements:
- Candidate must possess a Degree in Quantity Survey, Engineering (civil) or equivalent with minimum 3 years of relevant experience
- Preferably with experienced in pre and post contract administration
- Singapore/ Malaysian preferred
- •Candidate with knowledge of cost estimation and quantity take off will have an added advantage
- Required skill(s): AutoCad, Microsoft Office & Projects
- Self-organised, responsible and able to multi-tasks
- Good analytical as well as communication skills (English & Mandarin) to liaise with Mandarin speaking associates
